On November 27, 2024 the Wedgewood Village Home Owners Association Board of Trustees unanimously approved an annual mandatory Community Service Fee of $35. This was done following legal consultation and in accordance with Chapter 204 of the Texas Property Code.
This is a statement from the WVHOA Board of Directors.
Dear Homeowners,
We hope this message finds you and your family in good health and high spirits. As members of the Board of Directors, we remain committed to maintaining and enhancing our community’s quality of life. Your continuous support and cooperation are invaluable, and we thank you for your active participation in making our neighborhood a wonderful place to live.
In an effort to sustain and improve our community, we are introducing a new Community Service Fee of $35, which you will see reflected in your upcoming statements. We understand that any new fee may raise questions, and we want to provide clear reasons behind this decision.
1. Maintaining the Financial Viability of the Association
Our primary responsibility is to ensure that our Homeowners Association (HOA) remains financially sound. This new fee is essential for maintaining financial stability that allows us to manage the community effectively. Over the years, we have worked diligently to manage our finances prudently, but it has become apparent that additional funds are necessary to continue providing the services and amenities we all value.
2. Increasing Costs of Services Required to Maintain Community Property
The costs of services required to maintain our community have been steadily increasing. This includes landscaping, maintenance of common areas, security, and other essential services that keep our neighborhood safe, clean, and beautiful. To keep up with these rising costs and to avoid compromising the quality of these services, the Community Service Fee will help bridge the financial gap.
3. The Need to Retain Dependable Quality Vendors
Our community’s charm and functionality depend on the reliable services of quality vendors. To retain dependable vendors who meet our high standards, it is crucial to offer competitive compensation. The new fee will enable us to continue partnering with vendors who deliver the level of excellence we expect, ensuring that our community remains a desirable place to live.
We recognize that any additional cost may be concerning, and we want to assure you that this decision was not made lightly. The Board has thoroughly reviewed our financial situation and explored various options before concluding that the Community Service Fee is the most equitable and effective ongoing solution.
We value your feedback and are here to address any questions or concerns you may have about this change. Our goal is to maintain transparency and open communication with all homeowners. You are welcome to attend our next board meeting, where we will discuss this and other matters in more detail. Meeting details are outlined on wvhoa.net.
We appreciate your understanding and cooperation as we work together to ensure the continued success and prosperity of our community. Your support is essential, and we are confident that, with this new fee, we can uphold the high standards we all cherish.
Thank you for your attention to this important matter.
Warm regards,
WVHOA Board of Directors
